Q1 2018 Statistics for Real Estate in Windsor & Essex County The statistics for the first quarter of 2018 (January 1st to March 31st) for real estate in Windsor-Essex County are in, and they show that the market has slowed down somewhat compared to the same quarter in 2017. When we look at the numbers for this quarter compared to the first quarter of last year, we see that the number of homes sold decreased by 25%, while the number of listings is down 18%. The average sale price of the homes in Windsor and Essex County was $275,954, up 12% compared to the previous year. This shows that Essex County continues to be a seller’s market and that there is still strong demand from buyers. With fewer listings available now than in the first quarter of 2017, the homes on the market are bringing in multiple offers in many cases, helping to bring up the average sale price. The majority of homes sold during the first quarter of 2018 (59%) were sold for below the average sale price, indicating that there are still more affordable options available in this…

Q4 2017 Windsor-Essex County Real Estate Market Statistics The statistics for real estate in Windsor and Essex County for the fourth quarter of 2017 (October 1st - December 31st) are now available, and they show that the market is steady compared to the previous year, with many of the numbers staying close to the levels from the same time period in 2016. When compared to the same time period last year, the final quarter of 2017 saw a small increase in the number of homes sold as well as the number of homes listed, with both increasing 1% over 2016. One of the most noticeable increases compared to the previous year came in the average sale price of a home, which went up 14.7% over the fourth quarter of 2016. This, combined with an average homeowner equity gain of $38,844, shows that the market for real estate in Windsor and Essex County continues to be a strong one for sellers, with buyers paying considerably more on average compared to the previous year.
